WHY WORK WITH A BUYER AGENT?

Think you want to go it alone when searching for a new home?? You may want to think again... There are so many reasons to work with a buyer agent when house hunting, but two of our favorites reasons are that 1) you have a better chance of scoring an awesome property that isn’t even listed on the market, and 2) you have a better chance of beating out other offers when you have an agent who knows what they are doing. And let’s face it: in this market, you need both these things.

Here’s how it works:

People tell us about houses all. the. time. Really. All the time. Neighbor downsizing in the spring? We know about it! Friends relocating across the country? Yup, you told us! Your sister’s getting divorced and wants to sell? Sorry to hear it, but you told us that, too. We know all the original owners, the people who would sell for the right price, the ones who move every other year… you get the point.

People love to talk about real estate, and fortunately, we talk to a lot of people! Drive around town with us for a day and we can tell you more than you ever wanted to know about each local neighborhood, who lives there, how much they paid, and who’s going to move soon.

Next bonus is that we have great relationships with so many local agents and talk to them often, so we find out about listings before they hit the market. If you are a buyer in today’s competitive market, it is more important than ever to have a buyer agent who has good relationships with other local agents.

Believe it or not, when a seller has multiple offers that are similar (or maybe even not so similar) and they ask for their agent’s advice, more often than not that agent will advise the clients to go with the offer from the agent that they know is fair and honest and will make a smooth transaction for all parties [e.g. TBG, in case you didn’t know].

We’ve worked hard to develop these relationships over the last 15 years in the business and we are willing to bet that most [all] agents you ask would say that we are a good team to work with. And unfortunately, you can’t say that about all real estate agents or teams.

Trust us, there are many, many more reasons to work with a buyer agent when house hunting, but these two reasons are definitely our top two.
